What is title insurance, and why do I need it?

Title insurance protects you from issues with the home’s ownership history, such as unpaid liens, errors in public records, or past ownership disputes, etc., that could affect your rights to the property.

There are two types:
 • Lender’s Policy – Required by your mortgage company.
 • Owner’s Policy – Optional, but protects you as the buyer.

Even with a clean title search, problems can pop up later. Title insurance is a one-time cost that gives you peace of mind for as long as you own the home.
